A mixed-use 8 storey new development in the heart Wimbledon for a 121 room YMCA hostel and ground floor YMCA gym, lobby and cafe. The Redevelopment plan for the current YMCA building is split two Phases: Phase 1 to construct a new YMCA building and Phase 2 by third party residential developer to create 135 new flats and commercial units. KPT Design are appointed and have developed the structural design for Phase 01.
For the substructure piling and suspended ground floor slab was utilised. A small basement to accommodate the needed plant rooms is forced using contiguous piles. Special consideration was giving the pile caps next to the existing retained neighbouring buildings. During the drainage and the attenuation tank design the second phase was considered to ensure appropriate coordination.
The superstructure is designed as reinforced concrete frame with RC core around the main stairs and the lift providing the lateral stability. The challenges during the design included heavy transfer structures at First floor level to ensure “column free” GYM areas and long cantilevers at Second floor along the front elevation which have been carefully calculated to limit the vertical deflections.
