The project is a mixed-use development comprising ground-floor retail units and 17 residential units. The proposed building involves demolishing the existing buildings and constructing a new three-storey RC frame building.
The original design was proposed to construct an RC frame up to the first floor with the timber frame at the upper floor. After optimising the design layout, we proposed to construct with a full RC frame as a more economical and efficient solution. Transfer beams were introduced on the upper floor to support irregular column positions.
Due to the good soil conditions and the proposed light to moderately loaded structure, RC strip footing was used as a more cost-effective solution compared with piled foundation.
